Prices are £145 per night including breakfast. The price is based on 2 people sharing, we don’t offer single occupancy rate. Its an additional £25 per person per night, and children under 2 years old stay free of charge.

We are proud to feature two spacious family rooms, each with its own unique charm. Loch Shiel, known as the blue room, boasts a bright and refreshing design complemented by a pristine white bathroom. Loch Sunart, the gold room, exudes warmth and cheerfulness, paired with a modern grey bathroom.

Whether you’re seeking a cozy retreat for two or a room to comfortably accommodate your family, we have the perfect option to make your stay memorable. All rooms are equipped with modern amenities, ensuring you have everything you need for a restful night’s sleep.

Our guest rooms can be easily adapted to accommodate two or more guests as additional beds can be added (max 4 per room). Loch Sunart can accommodate 5 guests at special request.

We stayed at the Innes House B&B for the third time this year. Three in a row - and it was great again! Our hosts are simply the best. They look after and worry, see what is needed and help with any questions. So much warmth... And then breakfast!!! Just great! In 2022 we came as guests and drove as friends. Thanks to the Newton family! 🥰 And we are already looking forward to the next time and the feeling of homecoming. Because the Innes House is a place to feel at home.

We stayed there for two nights on our Scotland tour. Unfortunately it was only two nights because it was just perfect here. The landscape is beautiful, like something out of a fairy tale. We had never experienced anything like that. The accommodation is also straight out of a fairy tale. Innes and Liz have an eye for detail and you feel very comfortable from the start. The rooms are very nicely decorated and an insider, you will never have experienced such fluffy towels, I'm pretty sure. We were there with our three-year-old son, who was so enthusiastic about the lovely dog. I could write so much more about the two nights, but it wouldn't come close to describing this wonderful place. Just go there yourself and let yourself be inspired. Thanks Liz and Innes! If we come to Scotland again, we will definitely try to stay with you again (hope there will be a free room then) :)P.S. I'm currently watching Scotland against Switzerland, what kind of sympathy the Tartan Army is getting here in Germany, I wouldn't be surprised if Scotland soon has significantly more Germans visiting it, it's just great and fits in with what we were able to experience in Scotland! 🫶🏴————————————————

Stayed here for a few nights for my birthday and can honestly say it’s the best break I’ve ever had. The atmosphere is warm and inviting, the room was beautiful, and breakfast was to die for! Liz and Innes are two of the most wonderful people we have ever met, full of local knowledge and relatable. I cannot wait to go back again and explore and just relax!
